Job Summary :
The SAP REM Specialist will be responsible for managing all processes related to real estate lease in and lease out, staff quarter allotment, property bookings, and integration with finance and vendor management. The role requires in-depth understanding of REM module processes, master data management, billing, contract management, and reporting.

Key Responsibilities :
1. Lease Management:
*Land & Building - Commercial Lease Out & Lease In.
*Manage end-to-end lease processes including contract creation, activation, updating contract terms (condition amount, validity), periodic postings, reversals, and contract closures.
*Handle multiple business partner lease scenarios, including IGST applicable cases for both land and buildings.
*Ensure all lease contracts comply with BSNL customized requirements and legal standards.
*Tower Lease In & Lease Out
*Manage leasing contracts related to telecom towers, ensuring smooth integration with billing and finance processes.

2. Staff Quarter (SQ) Management:
*Oversee allocation and lease out of staff quarters for BSNL employees, DoT employees, retired employees, and their legal heirs.
*Manage retention, temporary allotments, and lease of vacant quarters to government bodies, PSUs, and others.

3. Booking & Facility Management:
*Manage bookings for infrastructure assets such as real estate infrastructure items, holiday homes, hostels, community centers, and auditoriums.
*Handle allotment letters, demand notes, check-in/check-out data updates, and related documentation.

4. Property Tax & Financial Postings:
*Post property tax invoices and manage related financial transactions including security deposit adjustments, additional charges/refunds.
*Handle periodic postings, invoice creation, reversals, withholding tax, payment blocks, and ensure timely and accurate postings within REM-FI integration framework.

5. Master Data Management & Reporting:
*Create and maintain master data for REM objects including land parcels, properties, business entities, rental objects, and related business partners (vendors, customers, employees).
*Generate and maintain reports on master data, contracts, leases, and financial postings for audit and management purposes.

6. Business Partner (BP) Management:
*Create and manage business partner records within REM module for vendors, customers, employee vendors, and other relevant entities ensuring accuracy and compliance.

Role Requirements and Qualifications:
*Strong expertise in SAP Real Estate Management (REM) module including contract lifecycle management.
*Hands-on experience with lease processes for land, buildings, towers, and staff quarters.
*Knowledge of integration between REM and FI (Finance) modules including invoice posting, payment processing, and withholding tax management.
*Experience with handling multiple business partner scenarios and GST/IGST compliance in lease contracts.
*Skilled in master data management and generating standard/customized reports.
*Understanding of BSNL or similar large telecom infrastructure organizations’ real estate management processes is a plus.
*Ability to coordinate with cross-functional teams including Finance, Vendor Management, Legal, and Operations.
*SAP Certification.
